Concept4 | Workplace Consultancy for Office Design & Fit Out

Workplace consulting

The key driver for real estate is to get more from less. The office workplace trend continues to move away from ‘owned’ individual space to more flexible shared office environments offering greater choice on how and where we work. Improved technology and greater connectivity is allowing more freedom to be mobile and to work from home. Occupation rates for desks are less than 50% and single offices are under 30% while businesses struggle to find space for growth.

Creating flexible working environments

With our workplace consultancy, we develop strategies to improve utilisation of desks, meeting rooms and collaboration spaces. We find ways to release under-utilised office space to provide more flexible working environments that better support the business.

Implementing new ways of working

We adopt the following key stages to define the opportunity for introducing flexible working environments:

  • Project definition
  • Automated utilisation survey
  • New ways of working recommendations
  • Detailed design & planning
  • Project Implementation
  • Staff communication
  • Review & performance evaluation

Concept4 use sensors to measure activity at desks and in meeting spaces over discreet wireless mesh network to provide accurate utilisation surveys.

Case study

Our client wanted to explore new ways of working to accommodate an additional 100 staff within existing space and create more meeting rooms.

We installed sensors to identify under-utilised desks and meeting rooms. The solution was to assign team spaces for co-working based on 3 staff to 2 desk ratio. Desks occupied less than 2 days per week were reassigned as hot desks for mobile workers. The existing meeting room footprint was reconfigured into smaller units each with technology. Quiet booths, study areas and private individual workspaces are available as well as collaborative breakout space.
